On a quiet country road lies an incredible lifestyle rich in character and country charm that is coming to the market for the first time over 70 years!
There is a plethora of possibilities with the 5.7ha (14 acres) of arable land. Currently set up with troughs to all 15 paddocks there are cattle and sheep yards with loading races for both. With an existing 40' x 20' barn as well as a 9' x 15' shed that has been used for fattening pigs and rearing calves. There is also a dis-used cowshed and a24' x 8' glass house. In place there is three phase wiring to all buildings. With four bores on the property (one not in use) to further enhance the "touch of country" there is an effective windmill operating off one of the bores. Having been organically farmed and practically entirely self sufficient this cherished property has provided the family freezers and pantry for years with the very impressive vege gardens, asparagus and potato patch. The extensive orchard, able to boast gooseberries, blueberries, wine and eating grapes, apple, peach, nectarine, plum, lemon and grape fruit epitomises the self providing lifestyle. You really can dare to dream!
Brimming with appeal this is the ideal opportunity for the avid horse enthusiast?? raise/fatten calves or pigs for your own use?? Grow flowers/vegetables for the market gardens?? With no neighbours close by a kennels maybe?? otherwise grow/sell silage as was done last year.
This delightful property which exudes country charm would be perfect for the retiring farmer who is down sizing but not ready for town. With the fully self contained separate flat you can supplement your income with a B&B? Be able to look after your elderly parent while still affording them their own space and privacy or enjoy harmonious family living with the "delightful" teenager outside!! This is a lifestyle with income and potential where there really are endless opportunities to subsidise the mortgage.
With the original charm intact and very obviously built to last, the rock solid homestead is low maintenance with aluminium joinery. With a beauty measured in years from the Kauri kitchen with scullery to the spacious and elegant formal lounge, there are 3 double bedrooms plus a sun room/toy room in the main house. There is a fourth bedroom in the fully self contained separate flat. Stay warm and cosy in the cool winter months with a fully insulated ceiling and two very effective log fires.
Undeniably beautiful gardens that are rich in colour are further enhanced with some magnificent established specimen trees. An impressive stand of 15 majestic Chestnut trees compliments this private piece of paradise and there are uninterrupted views of the dramatic Kaimai mountain range from the property.
A commuters dream being so centrally located with school buses available you are only minutes to Matamata, 30 mins to Tauranga and 40 mins to Rotorua and Hamilton respectively. (all driving distance approx).
